Innherredsveien 7, Trondheim

The property has an attractive location at Nedre Elvehavn in Trondheim. The former factory is today a modern office building with approx. 15 lessees from various sectors. The size of the building is 18 500 square meters including 1 460 square meters of in-house parking spaces. The largest lessees are NTNU, Aleris Helse AS and Sparebank 1 SMN.

The building’s common area has been modernized recently, and several rental areas have been upgraded as new leases have been made. The measures that have been carried out, together with the estate owner’s plans for further developing the property, have made it possible to attract lessees with a larger willingness to pay. North Bridge Management will be able to develop the property further and has defined clear value triggers for it. The implementation of additional upgrading and a rerouting of the street with reduced through-traffic in Innherredsveien, together with the construction of a new environmental street, will in Manager’s view increase the property’s value over the next 4-5 years. Innherredsveien 7 will then probably be included in Trondheim’s CBD and positioned in a higher segment than today. There is also a plan for shops on the ground floor fronting Innherredsveien.
